KING STREET MIXED USE

Completed in 2022, 540 King Street is situated on a narrow lot on Upper King Street in Charleston, a vibrant commercial street with a mix of new and historic buildings. It contains retail, business, and residential uses on the various floors.

The client asked for a building that was complementary to the existing buildings, with outdoor space for the business uses and the residential use on the upper floors.

The design responds with a building proportioned like a single house in height and width, with an added side porch that has a more modern and understated approach. The porch is a device that also sets the building wall back from the property line, allowing for a greater number of windows in the bedrooms and offices through the length of the building.  The north facing conference room opens on to a deck at thee rear of the building, along with the living room of the third floor.

The ground floor hosts an active retail space, with a mahogany and glass storefront. The brick veneer has distinctive dogtooth masonry work set above the second-floor windows, and at the parapet.
